ISN → SightSpec

Why inspectors switch from ISN

ISN runs a deep back office and now writes reports too. The real choice is how you're billed — every completed inspection, or a flat seat — and what happens when the signal goes.

01 · Compare the experience

Your Tuesday, before and after

Not a feature list — the same inspection day, run two ways.

Today
On SightSpec
7:58 AM
Clipboard, camera, and hoping the job details loaded before you lost signal.
The job and the property details are already on your phone, signal or not.
9:40 AM
The basement has no bars. Findings go into a voice memo to retype tonight.
Say what you see. Local-first capture saves it on the device instantly and syncs when you're back in range.
11:30 AM
A camera roll of two hundred photos to sort at your desk.
Photos are already attached to their findings, captioned and in order.
8:47 PM
The second shift: typing up the report at the kitchen table.
There is no 8:47 PM. You reviewed the drafted findings on site — the report left from the driveway.
The handoff
Report delivered — and the month's bill goes up again, because every completed inspection carries a fee.
The buyer gets a hub scored area by area and the agent gets a brief. The bill is the same as last month.

02 · Switch day

Previewable, fast, reversible.

The things you'd be afraid to lose are exactly the things that come over.

  1. 1

    Connect

Download an order export from ISN's reporting and drop the CSV into the ISN wizard — bookings, clients, and upcoming schedule come over with a preview and one-tap undo. No API key, no waiting on support.

  2. 2

    Preview everything

Templates, comment library, clients, and schedule — you review every imported item before anything is saved.

  3. 3

    Go live the same day

The guided flow takes about 5–8 minutes start to finish; most inspectors are fully moved the same day.

  4. 4

    Roll back any time

Any import can be undone in one tap from your migration history. The decision stays reversible.

03 · After the switch

What your client sees now

A live Property Health Score hub the buyer actually reads, and an agent brief that answers the deal questions — the report becomes the thing that wins your next referral, not an attachment that gets skimmed once.

9:41
The buyer's living home record — the property scored area by area

The agent brief for the same inspection — repair exposure and negotiation items

And if we're ever wrong for you

Export everything — templates, comments, clients, reports — in one tap, anytime. The Data Freedom Guarantee is in writing, so the whole decision stays reversible, not just the import.

  • Features

ISN's back office is the deepest in the category

    ISN leads

Messaging, SMS and email marketing automations at no extra cost, digital signature requests, invoice collection, analytics, encrypted cloud backup and FlexFund payout financing — plus, now, its own report writer. That is more business machinery than SightSpec runs today, and SightSpec's invoicing is not enabled in the current release.

    SightSpec
One platform on every paid plan — offline-first field capture, desktop operations, AI drafting, PDF and web reports, and a scored buyer hub. Plans differ on volume and seats, not on capability.
    ISN
Report writer, scheduling, messaging, SMS and email marketing automations at no extra cost, analytics, automations for signatures and invoice collection, payment processing with no monthly fees, FlexFund next-business-day payout, and encrypted cloud backup.
  • Pricing

Per inspection versus per seat — the crossover is arithmetic

    Depends on your business

ISN charges $7.25 per inspection for the first 50 each month, then $5.50, then $3.75, with a monthly minimum after the trial. SightSpec Pro is $79/month flat. Below roughly fifteen inspections a month ISN is cheaper; above it, a flat seat is. Neither is 'better pricing' — they are bets on your volume, and only you know which is right.

    SightSpec
Solo is free; Pro is $79/month ($63/month billed annually); Team is $149 ($119 annual) with 3 seats and Scale $299 ($239 annual) with 8 seats. Additional inspectors are $39/month.
    ISN
Per inspection processed: $7.25 for the first 50 each month, $5.50 for the next 51 to 100, $3.75 for the next 49 up to 150, custom above that. No setup or onboarding fee and no contract, but a monthly minimum applies after a 30-day free trial.
  • Mobile workflow

Both write reports on a phone; the field assumptions differ

    Depends on your business

ISN's report writer runs in the same web and app experience as the rest of the platform, with text, touch and voice control and rich photo and video capture. SightSpec is a mobile-first PWA built around capture. Which suits you depends on whether your day is dominated by dispatch and office work or by the walk itself.

    SightSpec
Mobile-first: the whole inspection is completed on the phone — camera, voice and severity as you go — with no desktop step required to finish.
    ISN
The report writer runs in the same ISN web and app experience, controlled by text, touch and voice, with rich photo and video capture and editing tools.
  • Reporting

Interactive reports on both sides, different destinations

    Depends on your business

ISN now creates and delivers interactive inspection reports natively — a real change from its long-standing position as a back office paired with someone else's writer. SightSpec produces PDF and web reports plus a buyer hub scored area by area. Choose on what you want the client to receive, not on which has a writer.

    SightSpec
Both deliverables from one inspection: a PDF report and a shareable web report, plus a buyer hub scored area by area, delivered branded with no app and no login.
    ISN
Native creation and delivery of interactive inspection reports with multiple templates, embedded photos and video, and cloud data sync and storage.
  • Scheduling

Scheduling and dispatch are what ISN is for

    ISN leads

Online booking for clients and agents, blackout dates and times, premium time slots, real-time messaging across multiple inspectors on one or many jobs, and mass messaging. This is ISN's core competence and it is deeper than ours — particularly for a multi-inspector office.

    SightSpec
Drag-and-drop day lanes on the desktop schedule, online booking, and a subscribable calendar feed any calendar app can read.
    ISN
Clients and agents book and manage appointments online, with blackout dates and times, premium time slots, real-time messaging across multiple inspectors and jobs, and mass email and SMS.
  • AI

Voice control is not AI drafting

    SightSpec leads

ISN's published report-writer feature list is text, touch and voice control with photo and video capture — voice as an input method. SightSpec's AI reads the photograph and drafts the finding. Those are different capabilities and we are comparing them as read on the vendor's own features page, not inferring what may be in development.

    SightSpec
AI reads the photograph: a captured image drafts the finding's title, description and severity for you to accept, edit or undo. Voice notes become report writing. AI is included on every paid plan rather than metered per seat.
    ISN
The report writer is controlled with text, touch and voice commands; ISN's published feature pages describe voice as an input method rather than advertising AI drafting.
  • Offline

ISN's published model is cloud sync and cloud backup

    SightSpec leads

ISN describes cloud data sync and storage, and secure encrypted storage on its servers accessible on any device. It does not publish offline behaviour for the report writer. SightSpec writes every capture to the device first and syncs afterwards, so there is nothing to lose when the signal goes.

    SightSpec
Offline-first by construction: every capture is written to on-device storage and queued, so a field action completes with no network at all and replays when signal returns.
    ISN
Cloud data sync and storage for the report writer, and secure encrypted cloud backup on ISN's servers accessible on any device. Offline behaviour is not described on ISN's published feature pages.
  • Integrations

ISN is the most interoperable product on this list

    ISN leads

ISN's back office works with Home Inspector Pro, Palmtech, HomeGauge and Spectora as report writers, plus Zapier automation. If you want to keep the writer you already know and replace only the office, ISN is built for that and SightSpec is not.

    SightSpec
Import mapping presets for the major vendors' export files, plus a subscribable calendar feed. SightSpec does not publish a general third-party integration marketplace.
    ISN
Works with third-party report writers including Home Inspector Pro, Palmtech, HomeGauge and Spectora, with Zapier automation for the rest of the business.
  • Migration

    Both take the exit seriously

    Evenly matched

ISN publishes the clearest data-exit statement of anyone in this comparison: export and download your data at any time, and do it before you cancel. SightSpec's imports preview before they save and undo in one action, and templates, comments and clients export on demand. Different strengths, and honestly a tie.

    SightSpec
Templates, comment library, clients and schedule import in about 30 minutes behind a mandatory preview step, and any import can be undone — the undo deletes exactly what the import created.
    ISN
Customers can export and download their data at any time, and ISN advises doing so before cancelling a subscription. ISN also publishes an inbound migration path for inspectors switching from Spectora.

Choose SightSpec if

One inspector or a small team where the walk is the job, signal is unreliable, and a flat monthly price beats a bill that grows with every inspection you book.

Where SightSpec falls short

  • Invoicing and card payments are not switched on in the current release, so getting paid still happens in your existing tool.
  • No published third-party integration marketplace — vendor imports are mapping presets for export files, not live API connections.
  • The export covers templates, the comment library and clients; a full report-and-photo archive export is not available in one action today.
  • We are the newest product on this list, with the smallest installed base and the shortest track record.
  • Automated client and agent email — confirmations, digests, calendar invites — is not enabled in the current release.

Choose ISN if

A busy or multi-inspector office where dispatch, messaging, marketing automation and getting paid are the work — or an inspector who wants to keep an existing report writer and replace only the back office.

What ISN does well

  • The deepest back office in the category: messaging, marketing automation, analytics, signature and invoice automations, and payment processing with no monthly fees or minimums.
  • Genuine interoperability — works with Home Inspector Pro, Palmtech, HomeGauge and Spectora as report writers.
  • The clearest data-exit policy of the four: export and download your data at any time.

Methodology

Every competitor claim on this page was read from the vendor's own published pages on 9 August 2026 and recorded with the exact wording. No claim comes from a review site, a listicle, or a competitor's own comparison page — including ours. Prices are treated as expiring after 90 days and are re-checked on that schedule. Verdicts are argued per dimension and a competitor wins wherever its documentation supports it; three verdicts on this page moved in the competitor's favour when we did the research. SightSpec's side is limited to behaviour that ships enabled by default; capabilities still behind a flag are excluded even where our own marketing mentions them.

05 · FAQ

Common questions

Doesn't ISN have its own report writer now?
Yes — ISN ships the ISN Report Writer and states you are not charged extra to use it. That used to be the gap and it isn't any more. The differences that remain are how you're billed (per completed inspection versus a flat seat) and what the app does with no connection.
Will my clients and schedule come over?
Yes — export your orders from ISN's reporting as a CSV and drop it into the ISN wizard: bookings, clients, and upcoming schedule import with a preview and one-tap rollback before anything saves. No API key required.
How is pricing different?
SightSpec Pro is a flat per-seat price with unlimited inspections — not a per-completed-inspection fee that scales with volume.
Can I get my data back out?
Your templates, comment library and client list export on demand, and the Data Freedom Guarantee is in writing. Credit where it's due: ISN publishes the clearest exit statement of anyone we compared — export and download your data at any time.
