SightSpec vs Spectora
Why inspectors switch
Both produce great reports and both work offline — we checked. The difference is what has to happen before you leave, what the AI reads, and what a seat costs.
01 · Compare the experience
Your Tuesday, before and after
Not a feature list — the same inspection day, run two ways.
02 · Switch day
Previewable, fast, reversible.
The things you'd be afraid to lose are exactly the things that come over.
- 1
Connect
Choose Spectora in the guided flow — templates, comment library, clients, realtors, and upcoming schedule come over, rebuilt into editable SightSpec templates (not flattened into a PDF).
- 2
Preview everything
Templates, comment library, clients, and schedule — you review every imported item before anything is saved.
- 3
Go live the same day
The guided flow takes about 5–8 minutes start to finish; most inspectors are fully moved the same day.
- 4
Roll back any time
Any import can be undone in one tap from your migration history. The decision stays reversible.

03 · After the switch
What your client sees now
A live Property Health Score hub the buyer actually reads, and an agent brief that answers the deal questions — the report becomes the thing that wins your next referral, not an attachment that gets skimmed once.

And if we're ever wrong for you
Export everything — templates, comments, clients, reports — in one tap, anytime. The Data Freedom Guarantee is in writing, so the whole decision stays reversible, not just the import.

Features
Spectora bundles the widest platform for one price
Spectora leadsSpectora's single subscription covers scheduling, a client portal, integrated payments, a QuickBooks integration, team inspections, unlimited photo storage and the industry forms library, with no per-inspection cap. SightSpec's money paths are not enabled in the current release, so on raw breadth-per-dollar Spectora leads and we would rather say so than invent a category.
- SightSpec
- One platform on every paid plan — offline-first field capture, desktop operations, AI drafting, PDF and web reports, and a scored buyer hub. Plans differ on volume and seats, not on capability.
- Spectora
- One subscription includes unlimited report creation with no caps, a client portal, integrated payments, QuickBooks, team inspections, unlimited HD photos and storage, and special forms such as WDI, wind mitigation, NPMA-33 and 4-point.
Pricing
Lower per seat, and much lower per added inspector
SightSpec leadsSpectora lists $109/month or $1,090/year with additional inspectors at $99/month; SightSpec Pro is $79/month ($63 billed annually) and additional inspectors are $39. The gap widens with every seat. The honest caveat is that Spectora's price includes payment processing and a business-management layer that SightSpec has not switched on, and its Advanced module is a further $4 per inspection on top.
- SightSpec
- Solo is free; Pro is $79/month ($63/month billed annually); Team is $149 ($119 annual) with 3 seats and Scale $299 ($239 annual) with 8 seats. Additional inspectors are $39/month.
- Spectora
- $109/month or $1,090/year, additional inspectors $99/month or $999/year, with the Advanced business-management add-on a separate $4 per inspection. Free trial is two inspections, with no time limit.
Mobile workflow
Both finish the report on the phone
Evenly matchedSpectora's V10 app supports adding photos, annotating, editing comments and saving new comments to the template on the device; SightSpec is a mobile-first PWA that completes the inspection on the phone. Neither requires a desktop step. This is a genuine tie and calling it anything else would be marketing.
- SightSpec
- Mobile-first: the whole inspection is completed on the phone — camera, voice and severity as you go — with no desktop step required to finish.
- Spectora
- The mobile app supports the entire inspection on the device — adding photos, annotating, editing or creating comments, and saving new comments to the template.
Reporting
Two different bets on what a report is for
Depends on your businessSpectora produces polished, widely-recognised interactive web reports plus PDF, and agents in most markets already know the format. SightSpec produces the same two deliverables and adds a buyer hub scored area by area. Which is better depends entirely on whether your referral base values familiarity or a client experience they have not seen before.
- SightSpec
- Both deliverables from one inspection: a PDF report and a shareable web report, plus a buyer hub scored area by area, delivered branded with no app and no login.
- Spectora
- Web-based interactive reports plus PDF export, delivered through a client portal where clients can view, pay and schedule from one mobile-friendly link.
Scheduling
Spectora's scheduling is deeper and website-embeddable
Spectora leadsSpectora ships a calendar, an online scheduler that embeds into your website, and custom scheduling fields for lockbox codes and pricing modifiers. SightSpec has drag-and-drop day lanes and a calendar feed, but automated client confirmations and calendar invites are not enabled in the current release. Spectora leads.
- SightSpec
- Drag-and-drop day lanes on the desktop schedule, online booking, and a subscribable calendar feed any calendar app can read.
- Spectora
- Built-in calendar with reminders and double-booking protection, an online scheduler that embeds into the inspector's website, and custom scheduling fields for lockbox codes, pricing modifiers and other data.
AI
Reading the photo versus polishing the sentence
SightSpec leadsSpectora's advertised AI is AI Comment Assist, described in terms of writing buyer- and agent-friendly comment text — it improves language you initiate. SightSpec's AI starts from the photograph and drafts the finding itself, which attacks the evening spent matching images to findings rather than the minute spent wording one.
- SightSpec
- AI reads the photograph: a captured image drafts the finding's title, description and severity for you to accept, edit or undo. Voice notes become report writing. AI is included on every paid plan rather than metered per seat.
- Spectora
- AI Comment Assist, described as helping the inspector write fast, buyer- and agent-friendly comments.
Offline
Both work offline — the difference is what must happen first
Evenly matchedWe previously described Spectora as connectivity-dependent in the field. That was wrong, and Spectora's own documentation is the correction: an entire inspection can be conducted in the app with no connection. The remaining difference is narrow and honest — Spectora names two moments that need a connection, importing the job to the device and syncing the finished report, so the job must be pulled down before you leave.
- SightSpec
- Offline-first by construction: every capture is written to on-device storage and queued, so a field action completes with no network at all and replays when signal returns.
- Spectora
- An entire inspection can be conducted in the mobile app without an internet connection; a connection is required only when importing the inspection to the device and when saving the inspection to the web.
Integrations
Spectora publishes a real third-party surface
Spectora leadsSpectora names QuickBooks, Google Drive and Repair Pricer among its third-party integrations, and its Advanced tier adds SMS and CRM tooling. SightSpec's vendor connections are import mapping presets for export files, not live API integrations, and we do not publish an integration marketplace. Spectora leads clearly.
- SightSpec
- Import mapping presets for the major vendors' export files, plus a subscribable calendar feed. SightSpec does not publish a general third-party integration marketplace.
- Spectora
- Third-party integrations including QuickBooks, Google Drive and Repair Pricer, with SMS and CRM functionality in the Advanced add-on.
Migration
Previewable and reversible, in both directions
SightSpec leadsSpectora documents tools and guides for building or recreating a template, which is an inbound path. SightSpec's import runs behind a mandatory preview and can be undone in one action, deleting exactly the records it created — and templates, comments and clients export back out on demand. A decision you can reverse is a different decision.
- SightSpec
- Templates, comment library, clients and schedule import in about 30 minutes behind a mandatory preview step, and any import can be undone — the undo deletes exactly what the import created.
- Spectora
- Simple template setup and migration is offered as tools and guides for finding, building or recreating a template rather than as an automated import from another vendor.
Choose SightSpec if
You inspect where the signal dies, you want the finding drafted from the photograph rather than from your typing, and you would rather pay less per seat than buy a bundled business suite you already have tools for.
Where SightSpec falls short
- Invoicing and card payments are not switched on in the current release, so getting paid still happens in your existing tool.
- No published third-party integration marketplace — vendor imports are mapping presets for export files, not live API connections.
- The export covers templates, the comment library and clients; a full report-and-photo archive export is not available in one action today.
- We are the newest product on this list, with the smallest installed base and the shortest track record.
- Automated client and agent email — confirmations, digests, calendar invites — is not enabled in the current release.
Choose Spectora if
You want the widest single-subscription platform in the category — scheduling, payments, QuickBooks, team inspections and the industry forms library at one price — and you value a report format agents in your market already recognise.
What Spectora does well
- The broadest single-subscription platform on this list: scheduling, client portal, payments, QuickBooks, team inspections and unlimited photo storage with no per-inspection cap.
- Genuine full-inspection offline capability in the mobile app, documented in its own support site.
- The industry forms library — WDI, wind mitigation, NPMA-33, 4-point — included rather than bolted on.
Methodology
Every competitor claim on this page was read from the vendor's own published pages on 9 August 2026 and recorded with the exact wording. No claim comes from a review site, a listicle, or a competitor's own comparison page — including ours. Prices are treated as expiring after 90 days and are re-checked on that schedule. Verdicts are argued per dimension and a competitor wins wherever its documentation supports it; three verdicts on this page moved in the competitor's favour when we did the research. SightSpec's side is limited to behaviour that ships enabled by default; capabilities still behind a flag are excluded even where our own marketing mentions them.

05 · FAQ
Common questions
- Doesn't Spectora work offline?
- Yes, and we used to say otherwise. Spectora's support site states an entire inspection can be conducted in its app with no connection. It names two moments that need one: importing the inspection to the device, and syncing the finished report. So the job has to be pulled down before you leave — that's the difference, and it's a smaller one than we were claiming.
- Where is Spectora actually better?
- Platform breadth, scheduling and integrations. One Spectora subscription covers payments, QuickBooks, team inspections and the industry forms library, its online scheduler embeds in your website, and it publishes real third-party integrations. SightSpec does not switch on invoicing or payments in the current release.
- Will my templates and comment library really come over?
- Yes — rebuilt into editable SightSpec templates, not flattened. You preview every section and comment before it saves, and any import rolls back in one tap.
- Why does template versioning matter?
- In Spectora a report builds from its template at 3 AM on inspection day, and a change to a service's default only reaches inspections scheduled afterwards. In SightSpec template versions are immutable and the version used is stamped on the inspection, so you can always tell which wording produced a given report.
- Can I get my data back out?
- Templates, comment library and clients export on demand in open JSON and CSV. A full report-and-photo archive export is not available in one action today — that's on us, and it's listed in the comparison below.
